QUICK FACTS REGARDING CUSTOM HOME SITES
  1. There is no time deadline by which a lot purchaser must begin construction of a dwelling.

  2. All construction plans must be reviewed and approved by the New Construction Committee (NCC) prior to commencement of construction. Once plans are approved, applicant shall have 12 months from approval date in which to complete construction.

  3. If not previously paid by virtue of pulling the building permit for a house on a subject lot, property owner must, within 18 months of closing, pay the Castlewood Ranch Metropolitan District’s (the “Metro District”) portion of the system development fees which currently total $5,000. Once paid, these amounts will be receipted for by the Metro District and will be transferable with title.

  4. Minimum square footage for a one-story/ranch-style home is 2,200 square feet of above grade living area. Minimum square footage for a multi-level home is 2,800 square feet of above grade living area. Maximum building height is 35 feet. Depending upon home location on the lot, scenic view restrictions may apply to Lots 6–11, Block 2 in Canyon Crest; Lots 8–16, Block 1 in Eagles Perch; and Lots 7–14, Block 1 and Lots 5–7, Block 2 in Canyon Rim.

  5. A minimum of 25% of the solid portion of the front of each residence must be covered in masonry.

  6. The location for structures on any lot, known as the Building Envelope, shall be the area within the lot perimeter formed by lines drawn 25 feet from the side lot lines, 30 feet from the rear lot line, and 40 feet from the front property line.

  7. Homeowners within Castlewood Ranch Estates are encouraged to use native, non-irrigated plantings for their landscaping. Generally, non-native, irrigated plantings can be located only within the Building Envelope and the first 20 feet toward the front property line from the Building Envelope.

  8. The current Master Home Owners Association fee is $105.80 per quarter.

  9. Lots 2-15, Block 2 in Canyon Crest will require an interior fire sprinkler system.

  10. A Golden Eagle habitat protective boundary affects Lots 5-12, Block 2 in Canyon Crest.
